What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on your requirements, an appraiser will measure the house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, a certified appraiser measures the property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they observe the layout of the rooms and other features, like stairs, hallways, and pantries. They may sketch the property. Then, the appraiser creates a report and detailed sketch showing the total square footage and the overall layout of the house. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When do I need a measurement service?

Disputing property taxes

Tax records often reflect inaccurate area of a property because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more square footage than you own! Unless a certified appraiser has completed a recent appraisal or measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before challenging your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling your home

A home floorplan service can ensure that you're paid a fair price for your property. Square footage is one of the most important elements potential buyers look for when purchasing a house — but since these values are often estimated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your home as well as the number of interested buyers. The only reliable method of using a definitive GLA when listing your property is to refer to a recent appraisal or measurement service executed by a certified appraiser (after any updating that may have affected square footage).

Material for real estate agents

To ensure that your client's home sells at a price that correctly reflects market value, we advise seeking a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your attentiveness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tool for enticing potential buyers since they can view the layout and attributes of the home before and after touring.
